We were an integral part of the initial site planning, ensuring the overall site design met the client’s vision and goals for the property. Our team engineered a new development site, which included 25 acres of commercial/25 acres of single-family residential. After the city approved our permits, we provided a thorough demolition and grading design. It also included the layout of the new publicly owned infrastructure required to service the entire 50-acre site. After preparations, our team performed the final site layout, grading, drainage, and utility design for the ~25-acre commercial development. That development included a ground-up build of a 72,123 SF Dierbergs Market with two attached retail strips (13,049 SF and 10,293 SF) and two additional outlet retail strips (5,000 SF AND 8,024 SF). We also provided an ADA-accessible path connecting the McBride subdivision to the Grant’s Trail trailhead. Our team worked closely with our sister division, CASCO, structural engineering department, ensuring seamless access via a 133 LF pedestrian bridge spanning the width of Gravois Creek. In addition to the civil engineering design services, our team continues to provide ongoing construction administration and support to the project team. 

Design and construction of the commercial side of the redevelopment are split up into three (3) phases.

Phase I: the commercial portion of the redevelopment consists of all of the roads, utilities (electric, gas, domestic water, fire water, sanitary sewer, and stormwater conveyance), above-ground stormwater detention, underground water quality treatment, two (2) bioretention water quality units, and six(6) retaining walls within the 24.52 acres as well as approximately 72,000 SF grocery store, 13,000 SF attached commercial building on the west side of the grocery store, 10,000 SF attached commercial building on the east side of the grocery store, and two (2) outlot framework with 5,000 SF and 8,000 SF of additional building space. 

The parking on the commercial side consisted of 438 parking spaces and 32,000 SF of green space provided.

Phase II: consists of 5 outlets with associated buildings, utility services, green space, and parking.

Phase III: consists of 5 outlets with associated buildings, utility services, green space, and parking.
